Eastern Region  Thanks to two grants from the Reynolds/Cristiano Fund of the Mid-Shore Community Foundation, and funding from the PNC Foundation, MSH was able to complete improvement projects at four of our properties in the Mid-Shore region.&nbsp;&#8203;&#8203;Caroline Co: [...] ]]></description><content:encoded><![CDATA[<div class="paragraph"><font size="4">&#8203;It might have been a long, cold, wet Spring this year, but that didn&rsquo;t stop Main Street Housing from forging ahead with several exciting property improvement projects generously funded by four local foundations!</font></div>  <h2 class="wsite-content-title">Eastern Region</h2>  <div class="paragraph">Thanks to two grants from the <strong>Reynolds/Cristiano Fund</strong> <strong>of the</strong> <strong><a href="https://www.mscf.org/" target="_blank">Mid-Shore Community Foundation</a></strong>, and funding from the <font color="#8d2424"><strong><a href="https://www.pnc.com/en/about-pnc/corporate-responsibility/philanthropy/pnc-foundation.html" target="_blank">PNC Foundation</a></strong>,</font> MSH was able to complete improvement projects at four of our properties in the Mid-Shore region.<br />&nbsp;<br />&#8203;&#8203;<strong>Caroline Co:</strong> Our Thrive House in Denton, MD offers two 2-bedroom units of quality, affordable, supportive housing for four young adults (18-25) with psychiatric disabilities who are aging out of the Foster Care systems of the 5 Mid-Shore counties. Thanks to grant funds from the <a href="https://www.mscf.org/" target="_blank">Mid-Shore Community Foundation</a>, we were able to have a contractor trim back the overhanging branches of a large tree and remove several very overgrown bushes, both of which were interfering with our ability to maintain the roof and gutters. MSH staff installed new, colorful and low-maintenance shrubbery that enhances the property&rsquo;s fit in the neighborhood and increases tenants&rsquo; pride in their home.<br /><br />&#8203;<strong>Dorchester Co:</strong> Our 3-unit apartment building in Cambridge, MD serves a total of four (4) tenants living with psychiatric disabilities and Extremely Low Income. Grant funds from the <a href="https://www.mscf.org/" target="_blank">Mid-Shore Community Foundation</a> were used to complete three important projects. An electrician installed emergency lighting and new 10-year lithium battery smoke detectors in the building&rsquo;s common hallway. MSH staff added a gravel parking pad in the rear of the building, which is often subject to muddy conditions. Finally, we installed new bushes and mulch along the front of the house. This property is located in an attentive and engaged community, and our efforts to improve the exterior are much appreciated by the tenants and their neighbors.<br /><br /><strong>Queen Anne&rsquo;s Co: </strong>Grant funding from the <strong><a href="https://www.pnc.com/en/about-pnc/corporate-responsibility/philanthropy/pnc-foundation.html" target="_blank">PNC Foundation</a></strong> made it possible for MSH to have two overgrown trees removed from our two properties in Queen Anne&rsquo;s County. One tree had been knocked over after numerous storms battered the Eastern Shore this Spring, and the other had grown far beyond our capacity to keep safely trimmed. Grant funding from the <strong><a href="https://www.pnc.com/en/about-pnc/corporate-responsibility/philanthropy/pnc-foundation.html" target="_blank">PNC Foundation</a></strong> helped cover the costs of replacing carpet throughout the entire house at our Harford County property, and in two bedrooms in our Howard County properties.<br />&nbsp;<br /><strong>Baltimore City: </strong>If you had to rank the elements of a quality home, the roof is quite literally the highest! A well-installed roof will last for decades with proper maintenance, but the day for replacement eventually comes for all properties. This year, we were able to swap out the crumbling slate tiles of our 4-unit apartment building in Baltimore City with beautiful new 50-year architectural shingles &ndash; plus a full set of new gutters! - thanks to very generous funding from the <strong><font color="#c2743b">Caroline Fredricka Holdship Charitable Trust</font></strong>, administered by <a href="https://www.pnc.com/en/about-pnc/corporate-responsibility/philanthropy/charitable-trusts.html" target="_blank">PNC Charitable Trusts</a>, and a grant from <strong><a href="http://www.herbertbearmanfoundation.org/" target="_blank">The Herbert Bearman Foundation</a>.</strong><br /><br />We were also able to complete emergency roofing and plumbing repairs at two properties in Baltimore City thanks to grant funds from <strong><a href="https://www.pnc.com/en/about-pnc/corporate-responsibility/philanthropy/pnc-foundation.html" target="_blank">PNC Foundation</a>.</strong><br /><br /></div>  <div><div style="height: 20px; While it had a sizable ground-floor bedroom, the barrier to having three tenant slots for this building was that the full bathrooms were both on the top floor. One of our standards for a home &lsquo;on Main Street&rsquo; is that individuals sharing a unit as co-tenants should have equitable private living and bathing space, and so this property has been occupied by two tenants since 2012.<br /><br />Thanks to the new grant funding, construction of a new full bathroom on the ground floor started in October and is slated for completion by the end of the year. MSH is currently screening applicants to select the third tenant for the new slot at this property. Over the past 12 months, more than 30 single adult Anne Arundel County residents have applied to MSH, the majority of whom are experiencing homelessness.<br />&nbsp;<br />Since our very first property purchase in 2002, MSH has been growing steadily thanks to the generous support of the MD Department of Health, MD Department of Housing and Community Development, local foundations and individual donors like YOU! That sweeping analysis of county data and citizen input puts it plainly: &ldquo;Frederick County faces a shrinking supply of affordable rental housing&hellip; Almost all surveyed providers of affordable housing services agree that the demand is greater than the capacity of all Frederick County providers.&rdquo; (2)</span><br /><span style="color:rgb(42, 42, 42)">&nbsp;</span><br /><span style="color:rgb(42, 42, 42)">A &ldquo;stable and safe place to live&rdquo; is&nbsp;</span><a href="http://www.samhsa.gov/recovery">recognized by SAMHSA</a><span style="color:rgb(42, 42, 42)">&nbsp;as one of the four major dimensions that support a life in recovery, but people living with mental illness and extremely limited income face multiple barriers to securing and maintaining independent housing in the community. (3) MSH was proud to begin offering truly affordable housing for Frederick residents living with psychiatric disabilities in 2007, when we purchased our 3-unit apartment building in the downtown area. As is often the case, finding properties that met our rigorous criteria and budget in a highly desirable metropolitan area wasn&rsquo;t easy. Frederick&rsquo;s rapid population growth over the last few years meant increased demand in the real estate market, with a high median home sale price.<br />&nbsp;<br />One of the most important criteria within MSH&rsquo;s property selection process is ensuring a property will provide a quality home for either of two scenarios: single adult individuals as co-tenants or for a family with sole occupancy. Just having a flexible floorplan isn&rsquo;t enough, of course. Each property also needs to be affordable to maintain and located close to the community amenities and services tenants need to stay well, like grocery stores, public transit, health services, employment and social opportunities.<br />&nbsp;<br />These factors are an integral part of our innovative &ldquo;<a href="https://www.mainstreethousing.org/our-main-street-model.html">Main Street Model</a>,&rdquo; which &ldquo;enables consumers to continue to improve our wellness and build our recovery on an essential, stable and supportive foundation,&rdquo; explains Eric Wakefield, MSH Board of Directors Member and Executive Director of <a href="http://onourownfrederick.com/">On Our Own Frederick</a>.<br />&nbsp;<br />After months of searching, we successfully identified two properties that were Main Street material. Our new 3-story townhome is located in a cheerful community on the east side of town and features a beautifully open floorplan on the main level as well as two master bedroom suites. The other new property presented a unique opportunity: a large split-level home in a quiet neighborhood on the north side that could very comfortably house three individuals with plenty of privacy after we renovated the basement area to add a kitchenette. MSH applied for matching funding for the property purchases from the MD Department of Housing and Community Development, and between the two state agencies we were able to secure significant support for the basement renovation as well.<br />&nbsp;<br />Already our initiative was going even better than expected, as we&rsquo;d be able to offer yet one more person living with psychiatric disabilities an affordable home in a great community. While our two new Frederick properties were the best we found on the market and in great shape overall, more than $17,000 worth of repair work between the two buildings would need to be completed in order to meet our standards for property quality and pass required inspections. Our skilled Maintenance Worker, John Allen, would be able to tackle a number of tasks, but some rehab work required a licensed contractor. The <strong>Caroline Fredricka Holdship Charitable Trust</strong>, administered by PNC Charitable Trusts, presented MSH with a very generous grant of $10,000 toward the new boilers. Additional costs were covered by a $3,300 grant from <strong><a target="_blank" href="http://www.herbertbearmanfoundation.org/">The Herbert Bearman Foundation</a></strong>, which had also funded installation of some new appliances at the building earlier in the year.<br />&nbsp;<br />Our Baltimore City apartment building provides four units of quality, affordable, independent housing for individuals and families living with psychiatric disabilities and Extremely Low Income. The quality of your housing &ndash; from the condition of the building, to the layout of the rooms and windows, to the character of your block or neighborhood &ndash; has significant impact on the state of your mind, body and spirit.&nbsp;For people already living with behavioral health challenges, the constant stressors that come with poor quality housing can make it difficult to maintain wellness or even trigger crises.</font><br /><font color="#2a2a2a">&nbsp;</font><br /><font color="#2a2a2a">If your rooms are dark, damp or drafty, you might be at risk for health problems from mold or airborne illnesses. Pest problems like roaches and rodents certainly increase anxiety and can bring exposure to disease. Having to stay in a place that is falling down all around you because you can&rsquo;t afford anywhere better can exacerbate depression and increase isolation. Even if the building where you live is in pretty good shape, feeling unsafe or unwelcome in your home or neighborhood makes it hard to form the habits and relationships that sustain a life in recovery.</font><br /><font color="#2a2a2a">&nbsp;</font><br /><font color="#2a2a2a">The good news is that living in quality, affordable housing in &lsquo;neighborhoods of opportunity&rsquo; can <a href="http://www2.nhc.org/HSGandHealthLitRev_2015_final.pdf" target="_blank">promote better health outcomes</a>, especially for people living with chronic illness. Eating a balance of nutritious foods, getting enough sleep and exercising regularly support mental health recovery and keep your body in good working order. Spending time with friends and doing favorite activities help you feel happy, hopeful and whole.</font><br /><font color="#2a2a2a">&nbsp;</font><br /><font color="#2a2a2a">Even for the thriftiest folks, self-care takes time and money. When rent and utility costs are overwhelming, too often people aren&rsquo;t able to afford to take good care of their basic needs. Maybe you can&rsquo;t afford fresh vegetables and proteins, so your diet becomes mostly processed meals-in-a-box or fast food take out. Maybe you have to pick up a second job to make ends meet, and no longer have time to be social or even to sleep.</font><br /><font color="#2a2a2a">&nbsp;</font><br /><font color="#2a2a2a">The stress and anxiety of constantly scrimping and saving to scrape together enough for the bills each month puts additional strain on your mental health. On the other hand, when your housing costs are stable and affordable, you can spend your time and money wisely on the things that keep you healthy.</font><br /><font color="#2a2a2a">&nbsp;</font><br /><strong><font color="#8d2424" size="3">Quality Home = Healthy Environment</font></strong><br /><font color="#2a2a2a">&nbsp;</font><br /><font color="#2a2a2a">Have you ever heard of &ldquo;sick building syndrome (SBS)&rdquo;? This term was coined to describe situations when people suffer health problems linked to spending time in a building, usually resulting from indoor air pollution or chemical contaminates. (2) Most people won&rsquo;t ever experience a case of &ldquo;SBS,&rdquo; but thousands of people in poor quality housing do risk exposure to more common toxins like mold, lead paint or raw sewage. Other &ldquo;<a target="_blank" href="http://www.countyhealthrankings.org/app/maryland/2016/measure/factors/136/map">severe housing problems</a>&rdquo; include overcrowding and lack of kitchen or plumbing facilities. (3)</font><br /><font color="#2a2a2a">&nbsp;</font><br /><font color="#2a2a2a">You can imagine how quickly germs and viruses spread when too many people live together in close quarters, or when households can&rsquo;t practice good food safety and personal hygiene due to broken plumbing, a substandard kitchen or a pest infestation. Federal, state and local governments have created regulations and inspection practices to help homeowners and landlords reduce or eliminate toxic conditions like exposed lead paint, but there are still plenty of cases where individuals and families experience health problems due to lackluster maintenance in poor quality housing. Affordability plays a role here too; high mortgage and utility costs may exhaust funds, delaying important repairs.</font><br /><font color="#2a2a2a">&nbsp;</font><br /><font color="#2a2a2a">A quality, well-maintained home won&rsquo;t just keep out the elements &ndash; it will be a comfortable sanctuary that supports healing, health and hope. A robust community has the structure, services and amenities that people need to live full and productive lives: a mix of housing types; shopping centers with grocery markets, local and chain businesses; maintained sidewalks, bike paths and public transportation; health and social service providers; recreational areas, leisure activities and community events.</font><br /><font color="#2a2a2a">&nbsp;</font><br /><font color="#2a2a2a">Living in an environment where you feel welcome and have options about where to life, work, worship and play doesn&rsquo;t just dictate how you spend your day-to-day; it has a significant impact on your health over the long term.</font><br /><font color="#2a2a2a">&nbsp;</font><br /><strong><font size="3" color="#8d2424">The Deadly Costs of Poor Housing</font></strong><br /><font color="#2a2a2a">&nbsp;</font><br /><font color="#2a2a2a">There&rsquo;s a lot of research examining the&nbsp;<a target="_blank" href="http://www.ncbi.nlm.nih.gov/pmc/articles/PMC1257572/">complex connections between housing environment and health outcomes</a>, especially regarding rates of chronic diseases like asthma, obesity and diabetes in low-income communities. (4) These health problems are also frequently experienced by people living with serious mental illness, and too often contribute to consumers&rsquo; premature deaths. (5) Simple strategies that help prevent many chronic health conditions &ndash; like taking a daily walk, eating a balanced diet and practicing self-care &ndash; aren&rsquo;t so simple if your neighborhood isn&rsquo;t safe, the grocery store is too far away, and your bank account has a negative balance.</font><br /><font color="#2a2a2a">&nbsp;</font><br /><font color="#2a2a2a">Speaking of safety, is there a connection between housing quality and exposure to trauma? We know that people living with a serious mental illness are over 10 times more likely to be the victims of violent crime than the general public. (6) Research by&nbsp;</font><a target="_blank" href="http://www.hamiltonproject.org/" style="color: rgb(42, 42, 42);">The Hamilton Project</a><font color="#2a2a2a">&nbsp;of The Brookings Institute also reports that low-income individuals living in disadvantaged areas are more likely to be a victim of personal crimes such as robbery, assault and violence. (7) It stands to reason, then, that consumers living in low-income neighborhoods face heart-wrenching odds of being a prime target for violence. What does recovery look like when paranoia and isolation are necessary survival strategies?</font><br /><font color="#2a2a2a">&nbsp;</font><br /><font color="#2a2a2a">Living in poor quality housing poses immediate and long-term risks to health and wellbeing. Does living in better quality, more affordable housing help maintain recovery? Can it prevent disease and disability?
